Terms and Conditions

  1. Accommodation
    There is a double-bedded bedroom suitable for two adults and, if required, a cot.
    A sofa-bed in the lounge will comfortably suit two adults or children.
    We are unable to accept bookings from anyone under the age of 21 years, nor single-sex parties.
    We regret that for the comfort of other guests pets are not permitted in the cottage or the summerhouse.
    We request that guests do not smoke in the cottage or summerhouse.
  2. Hire Period
    Bookings are normally weekly from Saturday to Saturday, but other times may be possible out of season. Accommodation must be vacated by 10.00am on the day of departure. Arrivals are expected between 3.00pm and 6.00pm unless special arrangements are made.
  3. Bookings and Payment
    A deposit of 25% of the hire charge is required. If you are booking within 5 weeks of the start of your holiday you should send the full amount of the hire charge.
    To reserve your accommodation you may telephone, book online or print out the booking form to send by post. You should print a copy of the form for your own reference. Your reservation will be held for five days pending payment.
    If you book online you may either send your payment by post or you can pay the deposit through PayPal, even if you do not have a PayPal account. Payments are also accepted via BACS (online banking) - please telephone for our account details. We regret that the full balance cannot be paid via PayPal due to their excessive charges.

    We will confirm your booking once your deposit has been accepted.
    Any balance of the hire charge will be requested about 4 weeks before arrival.
  4. Security/cleaning deposit
    The hirer is responsible for the property and its contents, and on departure it should be left clean and tidy as found. A security deposit of £100 is requested to cover losses, damage and additional cleaning charges if the cottage is left in an unsatisfactory condition.
    This deposit, less any charges, will be refunded within seven days of the end of the holiday unless an estimate has to be obtained for the cost of repair or replacement.
  5. Cancellation of booking by you
    Your completion of the booking form and our acceptance of the deposit forms a legally binding contract whereby the full rental charge is due even if you have to cancel. However if the accommodation can be re-let a refund will be made less an administration charge. We strongly recommend that you take out a suitable insurance to cover cancellation of your holiday due to unforeseen circumstances.
  6. Cancellation of booking by us
    If we have to cancel your booking in advance for any reason, you will be refunded the full amount of any deposit or booking fees paid and we will make our best efforts to help you find similar accommodation in the locality.
  7. What's Included

    On arrrival you will find a small supply of milk, tea bags, sugar and biscuits (or similar).
  8. What's Not Included
    Flannels
    Beach towels
    A travel cot and highchair are available for an additional charge.
  9. Owners’ Liability
    The owners shall not be liable for any personal injury, loss or damage which may be sustained by your party, guests or their property during the period of your stay.
    It is strongly recommended that children are not allowed unsupervised in the area near the stream.
    Guests and members of their party should make their own insurance arrangements for personal property.
